People keep asking me about the market. I’m finding that the answer varies based not only on town, but price range. I am managing listings that haven’t sold and working with buyers who are competing in situations where there are multiple offers.
Interest rates are still reasonable, buyers are still out there, and people are still selling their homes. If you are in the market to buy something or to sell something try not to concern yourself too much with what the market in general is doing and instead, create your own market! Rely on the expertise of an agent who knows the area you are in or want to be in – he or she should know what’s going on where and how to adjust expectations such that you, as a buyer or a seller, will get the best price possible in the current market.

Current conditions in Basking Ridge – considering all price ranges, community living and single family homes: absorption rate is 8.7 months. At first glance that seems slow – but remember, not all segments of the market are the same. The homes that show the best and are priced at value are still attracting multiple offers.
