
This past weekend, I went on a listing appointment in Central New Jersey. It was actually the fourth time I had been to that property — but in the end, I didn’t win the business.
Now, you might think that would sting. And sure, it does a little. But honestly? I’m not upset — and I want to explain why.
Why the Sellers Chose Another Agent
After the appointment, I took a couple of days to reflect and then asked the seller what ultimately tipped the scales. Her answer was simple but important.
They chose another agent because:
- She had more specific experience with properties like theirs (or at least, that was the perception).
- They felt an emotional connection with how she and her husband reacted to their home.
That personal connection mattered to them — a lot.
My Honest Reflection
Here’s where I’ll be candid: I share some of the responsibility.
A mentor once told me: “Love the house and they’ll love you.” And that’s true.
But this time, I found myself loving the potential of the house, not the home as it stood. At the same time, I couldn’t ignore certain concerns — things that could come up later during inspection or as buyer objections.
For me, it’s never an option to stay silent and later say, “I saw that coming.” My clients deserve transparency, even if it’s tough to hear.
The Bigger Lesson in Real Estate
Selling a house isn’t just about:
- Pricing strategy
- Marketing reach
- Negotiation skills
Of course, all of those matter. But there’s something even more important: trust and fit.
Sellers need to feel confident that their agent:
- Understands the property
- Understands their goals
- Will be honest about potential challenges
In this case, the sellers made the right choice for them. And that’s okay.

❌ The person who only tells you what you want to hear
