New Jersey ANCHOR Property Tax Relief Payments: What Residents Need to Know in 2025

Good news for New Jersey homeowners and renters—ANCHOR property tax relief payments are officially being distributed this September 2025. The Affordable New Jersey Communities for Homeowners and Renters (ANCHOR) program continues to provide meaningful financial relief to residents struggling with the high cost of living in the Garden State.

Here’s a full breakdown of who qualifies, how much you can receive, and how to make sure you don’t miss out.

ANCHOR Payment Details

The rebate amount depends on income, homeowner/renter status, and age as of October 1, 2024:

  • Homeowners with income up to $150,000 → $1,500 rebate
  • Homeowners with income between $150,000–$250,000 → $1,000 rebate
  • Renters with income up to $150,000 → $450 rebate
  • Seniors (65+) → Additional $250 bonus on top of the above amounts

Who Is Eligible for ANCHOR?
To qualify for the 2024 ANCHOR benefit, you must have been a New Jersey resident who occupied a home on October 1, 2024.

For Homeowners:

  • You owned and lived in your NJ home as your primary residence on October 1, 2024
  • Your property was subject to NJ property taxes
  • Your 2024 gross income was $250,000 or less

For Renters:

Your 2024 gross income was $150,000 or less

You rented and lived in a NJ residence as your primary home on October 1, 2024

Your name was on the lease or rental agreement, and you paid rent

The rental property was subject to local property taxes

Application & Filing Process

For Residents Under 65 (not on Social Security disability):

  • If you received ANCHOR last year, the state likely auto-filed your application. You should have received a confirmation letter in August 2025.
  • If your address, marital status, or banking info changed, you needed to file a new application by September 15, 2025.
  • If you did not receive a confirmation letter but believe you qualify, you can still submit an application.

For Seniors & Disabled Residents:

  • If you’re 65+ or on Social Security disability benefits, you must file the combined PAS-1 application.
  • The PAS-1 covers ANCHOR, the Senior Freeze program, and Stay NJ—streamlining multiple property tax relief programs into one form.

Key Deadlines

October 31, 2025 → Final deadline to submit an ANCHOR application.

When Will Payments Arrive?

Payments started rolling out in mid-September 2025.

The state is prioritizing direct deposit requests before mailing paper checks.

Seniors and disabled applicants who filed PAS-1 are among the first to receive payments.

Most residents can expect their rebate within 90 days of filing, though timing may vary.

Final Thoughts

The ANCHOR program continues to be one of the biggest property tax relief efforts in New Jersey’s history, putting hundreds of millions back into the pockets of homeowners and renters.

If you think you’re eligible, make sure to file before the October 31, 2025 deadline so you don’t leave money on the table. And if you’re a senior or disabled resident, don’t forget that filing PAS-1 also opens doors to additional programs like Senior Freeze and Stay NJ.

With property taxes being one of the biggest expenses for New Jersey families, this program can provide some much-needed breathing room.
