Why Waiting for Lower Mortgage Rates Could Cost You More

If you’ve been thinking about buying a home but are waiting for mortgage rates to come down, you’re certainly not alone.

It’s one of the most common conversations I’m having with buyers throughout Basking Ridge, Bernards Township, Far Hills, Bedminster, Bridgewater, and across Central New Jersey.

On the surface, it makes perfect sense.

Lower interest rates mean lower monthly payments, right?

Yes, but that’s only part of the story.


The Cost of Waiting Isn’t Just About Interest Rates

Many buyers focus entirely on the mortgage rate while overlooking something just as important.

Home prices continue to rise.

Even in a market where buyers have a bit more breathing room than they did a few years ago, well-priced homes in desirable Central New Jersey communities continue to appreciate.

Let’s look at a simple example.

Imagine you’re considering a $600,000 home today.

At a 6.5% interest rate, your estimated monthly principal and interest payment would be around $3,034.

Now imagine you decide to wait.

A year later, mortgage rates fall to 6.0%.

Sounds great.

Except that same home has appreciated to $618,000.

Your monthly payment drops to approximately $2,964.

That’s only about $70 less per month.

Meanwhile:

  • Your down payment has increased by $3,600 (assuming 20% down).
  • Closing costs may also increase because you’re financing a higher purchase price.
  • You’ve spent another year paying rent or delaying the opportunity to build equity.

For many buyers, that’s not the financial relief they expected.


You Can’t Predict the Market

Trying to perfectly time the housing market is a little like trying to predict the weather months in advance.

Could rates come down?

Absolutely.

It’s also possible that home prices continue to climb while rates fall.

Buyer competition may increase as more people re-enter the market.

When mortgage rates decrease, many buyers who have been waiting jump back into the market. More buyers usually means more competition, which can lead to multiple offers, faster sales, and higher prices.

Lower rates don’t always make buying easier.

Sometimes they make buying more competitive.


Focus on the Home, Not Just the Rate

One thing I encourage my buyers to remember is this:

You can refinance a mortgage.

You can’t go back in time and buy today’s home at yesterday’s price.

If rates improve later, refinancing may become an option.

However, if home values continue to rise, today’s purchase price is gone forever.


Every Buyer’s Situation Is Different

This doesn’t mean everyone should rush into buying a home.

The right time to buy depends on:

  • Your financial readiness
  • Your monthly budget
  • Your long-term plans
  • Your employment stability
  • Your lifestyle goals

Buying a home should never feel rushed.

At the same time, it also shouldn’t be delayed based solely on national headlines or the hope that rates might fall.
