My team and I have been crazy busy – listing properties and negotiating contracts. Regina and I negotiated a sale and a purchase, Gerry and I listed 29 Arrowhead Drive in Branchburg and negotiated a purchase. Judi and I are negotiating a home inspection contingency and we are getting signatures on an accepted offer. It’s been a wonderful real estate weekend for Team Blanchard!
As for the greater Basking Ridge market, there have been FIFTY-SIX new listings since April 1, eight of which are already under contract, with eight more in attorney review.
Twenty-three sellers realized that their homes were not priced right and as such reduced the list price – generating more sales.
There have been FORTY contract sales since April 1. Current absorption rate is only 2.47 months. If you have any doubts about whether or not to sell your home, please let these statistics ease your fears!

I am working with a well qualified buyer who is looking to purchase a home in Canterbury Estates. We have looked at what is currently listed and are still looking for one that would be perfect for them….
I am also working with buyers in the $600,000 – $700,000 range; we have exhausted the current inventory and are waiting patiently for some new listings to consider.
Another family is hoping to find something in Price Edward Point as soon as they sell their current home which we are working on!
