I listed this condo on a Monday – and it was under contract in just FOUR days!  The seller and I reviewed the market and priced accordingly. We didn’t reach for the stars – we priced competitively and closed within 99% of list price!  The seller replaced the kitchen floor and the wall-to-wall carpet and had the unit painted prior to getting it on the market.  In today’s market it makes sense to do small things like that – it helps the unit show well and in this case, was more than worth the expense!
