Determining the value of your house or the house you want to buy, relative to the current market is critical to pricing it properly for maximum exposure and the best odds of securing an acceptable offer. Reviewing feedback, foot traffic, internet traffic and market data is integral to the on-going pricing plan.
Professional photos and video utilizing drone photography and voiceover. High definition marketing materials are used for social media. Displays at the house include glossy brochures that highlight the floorplan and can include off-season photos where appropriate.
Our team has an unlimited network of professionals upon whom we can call for marketing, repairs, staging, painting, landscaping, other agents, lawyers, surveyors, appraisers, mortgage representatives, even babysitters and dogwalkers!
Complimentary staging consultation and three months prop rental (where necessary). It is critical to see your house through a buyer’s eyes. You aren’t selling your home; your home is going with you. You are selling a house that will be someone else’s home. Buyers need to be able to see themselves living there. As such, it is critical to neutralize as much as possible.
Whether you are buying or selling, how we negotiate depends on the market and the property in question. We might issue or receive only one offer that gets countered and accepted. We might see multiple offers that will result in a highest and best request. With multiple offers, we may end up with one or more back up offers – if you are buying, we may win the bid or be in a backup position; we might utilize or receive an escalation clause.
