Not quite a mid-month check, but since I was looking at the data for a potential seller, I figured I’d share it now.
Here’s what’s been happening in Basking Ridge since the beginning of the year. Seems like 2016 is off to a good start!
15 new listings in town since 1/1: From a bank owned single family listed under $200,000 – a good deal for an investor looking to build new to a custom home sitting on almost 13 acres and listed for over $4M. Six condos and nine single family homes.
7 properties with price changes – two of them were price increases! huh, how about that?
There have been five contract sales and six closings.
Remember: buyers are always ready before sellers when it comes to the new year. I field two kinds of calls in the first four to six weeks of the new year – buyer’s looking to buy NOW and sellers asking what they should do before listing their house in the SPRING. In my world of listings and sales and contracts and inspections…. spring starts early! I encourage my seller clients to try to be ready as early as possible. Even though it might be cold out and often, but not this year, snowy, the spring real estate market starts in January. It gains momentum each week of the new year, getting a little busier and busier – once football season is over it starts to steam ahead and by the time the leaves are green again, a seller might be competing with ten properties instead of two and buyers have lots to choose from.
So, keep the upper hand, if you can be ready to list a little sooner than you thought, then I think you will have a better chance of getting a really good contract.
