Tips for Sellers – “passing” the home inspection

In the past I have written about common home inspection items in the hopes that sellers would take care of some of the common things before the home inspection.  Yesterday I attended a presentation by the owner of Housemaster Home inspections and I was very impressed!  She left us with some information to share with our seller clients as well as some good information for they buyers!

Feel free to contact HouseMaster directly, or call me and I will share what I know about what they do.  In the mean time, if you are seller who is expecting a home inspection in the coming weeks, here are some tips:

Make sure the inspector has access to all areas of the home – it’s a drag when they have to come back, it just delays everything.  Make sure we can get into the attic, that walls and plumbing fixtures are exposed.  Keep the alarm systems off, don’t use the fireplace the night before. Ensure all utilities are ON – we need water and lights to do an effective home inspection.

One tip that I never remember to tell my clients is this: the inspector will be running the dishwasher – don’t bother washing the breakfast dishes, we’ll do it for you!

Good News

  • Existing home sales have been rising roughly 8 percent from the comparable period one year ago. Sales are forecast to rise to nearly 5 million in 2013.
  • Median home prices have not only stabilized, but they are already increasing at a national level. Nationally, prices are forecast to rise by 5 percent in 2012, followed by another 5 percent gain in 2013.
  • New home sales have risen 20 percent so far in 2012, and are expected to surpass 600,000 by 2013. That would double the 2011 figure of 300,000 new home sales
