Top Three Pitfalls of a(n) (Un)successful Listing

Many home owners are in the planning stages for a Spring, 2020 listing. There are many things to consider in order to make that experience a positive one; these three stand out as things that you, as a seller, can control:

  1. price
  2. emotions
  3. presentation

The market has been strong and inventory has been low, therefore many sellers assume that means that buyers will pay a premium for their property. A review of recent Basking Ridge sales shows that unfortunately this just isn’t true. We are in a strong market that is yielding steady sales and stable prices but it is critical to price the house the properly.

We are all emotionally attached to our homes. We’ve celebrated milestones, welcomed babies, grew up there, carefully designed and decorated our favorite spaces…It’s very hard to separate ourselves from these memories – but you have to. Buying and selling a home are right up there with death, dying, and public speaking on the stress scale! It is also, for most people, the biggest financial transaction you may ever participate in. This is why it is critical to choose a real estate agent you can trust and get along with on an almost personal level. Someone who can gently remind you that this is an emotionally charged business transaction and help you to keep the emotion out of the equation.

This video is perfectly placed between #2 and #3 on this list because it addresses both topics! Once you can wrap your head around the fact that you are selling a HOUSE that used to be your home, we need to focus on the presentation. When a buyer walks through the house, they need to be able to see themselves there. They need to envision your house as their home. We can help them do that! Included in my services is a four hour block of time with my favorite staging professional. We will walk through the house together, assess what needs to be done and decide if we’ll bring them back to do the work or if you want to handle it on your own.

Price, Emotion and Presentation – three things that are in YOUR control when you are selling the house. Questions? Call me!
