What do I need for the Mortgage Application?

If you are considering making a purchase this spring, it’s best to get your financial file in order so when the mortgage rep asks for everything he or she needs for that critical pre-approval you won’t have to scramble!

Keith Wanamaker, the Weichert Financial Services manager in my office, has provided this list – the documents you will need to facilitate the loan application and pre-approval process:

  • W2’s for the last two years
  • Pay stubs for the last 30 days
  • If self-employed or commissioned, signed copies of your last two 1040’s wiht all schedules and the most recent profit and loss statement
  • Current or year end mortgage statement (if applicable)
  • Statements from all assets for the last two months (checking, savings, IRA’s, 401-K’s stocks, bonds, etc.)
  • Copies of all current leases for any rental properties you own (if applicable)
  • Copy of relocation benefits, including closing costs paid by your company and the company buy-out offer on current home (if applicable)
  • Copy of the fully executed contract on home being purchased (I can provide this)
  • Copy of the fully executed contract on the sale of of the house you are selling (I can provide this)

Attached you will find an invitation to our next home buyer/market update seminar which is on March 17th at 10:00 am (we will be wearing GREEN!)- sellers are as welcome as buyers – feedback on our seminars has been very positive! My broker will be there, our mortgage rep and most likely a real estate attorney. Bring your questions, we will have your answers!
