A property survey confirms a property’s boundary lines and legal description. It also determines other restrictions or easements included in the property. While you can technically get your property surveyed at any time, confirming the boundaries of your land is an important part of the home buying process.

You can get an affidavit from the seller saying that nothing has changed since they had their survey done, as long as the survey is no older than 10 years. Also, the survey we have from the seller is not certified to you, or your lender or the title company. It is nothing more than a drawing on a piece of paper However, if YOU order a survey it is YOURS – it is insurance against any encroachment claims or boundary disputes. It protects you against those things. Not just telling you where YOU can put a fence, but ensuring that if your NEIGHBOR puts up a fence or a shed, etc, that they are doing so within the proper boundaries and zoning requirements. If you don’t have a survey, you don’t have any protection.
